The Problem
The most well known, existing Real Estate Software choices do not match the industry need for comprehensive --yet affordable, powerful --yet easy to use, analytical products. On three fronts there is a mismatch:

The Real Market:
While it is well known that the major, high profile properties in any sub-market are owned by institutional or otherwise large entities (investors, developers, etc.), it is often overlooked that the vast majority, over 85%, of every other commercial property type (small office, retail, industrial, apartments and more) are developed, owned, leased and managed by small, local / regional, partnerships, owner/managers and investors. These small companies or entities do not have the budgets to afford expensive software and do not have the expertise required to properly use complicated products. Frankly most of them use Excel, which is the wrong choice.

Ease of Use:
The most well known and very powerful systems most of the larger companies use -- that cover every conceivable deal type, lease structure and edge condition--are not easy to learn, not easy to use or to adopt, unless one goes through time consuming and expensive training. Designed for analysts and large company/large project requirements, these products contain many features or functions simply not needed for the vast majority of deal types and lease types encountered in the wide market of everyday commercial projects. Rather than simplify the process, these complicated products make generating valuations, cash flows and a number of common analytical calculations way too complex.

Price:
When one adds up the various and separate products offered by the most well known software producers - that are required to analyze leases, investment properties and development opportunities, the aggregate price tag is enormous! It can run many
thousands of dollars to equip each analyst or broker or property manager with these expensive products. Multiply that by the number of licenses needed throughout the company, and then include annual maintenance fees, and the result is beyond what the
vast majority of commercial real estate entities can afford.
